If you don’t have in mind a particular general lot, subdivision lot, or piece of land, all we need is a few parameters and we will help you find the perfect site. Included in the assessment are site preparation cost, possible location adjustments, building elevation, water and electricity service, sewer or septic systems. Miller Building will guide you through which lot is best to build on, the most cost effective lot, the location of the house, as well any other concerns you may have. Many home buyers have a general idea of what type of style and layout they want their new home to be, but they just don’t know how to put those thoughts and convert them to a build-able floor plan. Miller Building has built homes with plans from local architects, national architects, internet site plans, and draftsman. If you have an architect that you are already working with or have your plan ready – great – we can simply do an estimate or bid from that plan. If you don’t have an architect, we can steer you in the right direction to help make your idea come to reality. You give us several parameters such as style, lot size, room requirements, square footage, and garage size – we can present to you several plans that will work based on your budget. Let Your Interior and Exterior Reflect Your Style

There are countless choices when selecting exterior finishes, and Miller Building can help you with those choices. Plan renditions show a particular exterior veneer on the planned home, but that doesn’t have to be set in stone. We have worked with all types of exterior products from real stone to thin brick and cedar shakes to fiber cement board and batten. The type of exterior veneer can make the same home look totally different just by changing up the products that are on the exterior of the house. We will explain the cost differences for each, the benefits of a particular veneer, and whether the particular veneers chosen fit into your budget and the restrictions of a particular neighborhood.

Interior finishes are endless, from trim choices to plumbing fixtures. If you are the type that wants to be involved in choosing the products that go into your new custom home, we can allow that. After all, it is your house! We will give accurate allowances and allow you to pick the products that reflect your style and vision for your new home. On the other hand, if you don’t have the time or patience to make every choice, we can give you just a few options and have you choose. We will guide you on the current trends, which products allow you to stay in budget, and which products offer a good reputation of quality and reliability. Overall, we are concerned about building a quality house with the least amount of stress on you, the buyer!

Construction Financing

There are several ways to finance the construction of new home. You might have a lender that you deal with on a regular basis or have dealt with in the past or you might not know which direction to go for help. Either way, Miller Building can guide you. The easiest way is for Miller Building to take care of the whole process for you with a five step process.

  1. Simple, show a pre-approval letter from the lender of your choice for the permanent mortgage. If you don’t have a lender we can recommend competitive lenders.
  2. Pay a deposit to us and sign a contract.
  3. Miller Building will secure the construction loan.
  4. Build!
  5. Close with a permanent loan when the home is completed.

This “turn-key” approach allows Miller Building to take care of the entire construction process for you. We pay for all the invoices, subcontractors, suppliers, and insurance. The only thing you, the home buyer, needs to worry about is closing on the permanent mortgage when the home is complete. Build!

With all the pieces in place, it’s time to break ground and start building! The owner, Andrew Miller, will work with you throughout the entire process, maintaining an open channel of communication. He is available to always answer any of your concerns. Scheduled walk-throughs occur multiple times during construction, with a final site visit planned after the home is finished. Plus, you can rest assured that Miller Building will be there if you ever need us — even after construction ends.

Close on Your New House

We will work with lenders and local title agencies to ensure that your new home closing will go smoothly. Rest assured that all paperwork will be filed and all deadlines will be met so the closing will be on time and when you expect. At closing we will present our 1-year builders warranty to give you piece of mind. Just remember that we build homes that will last for decades to come, not to just get us past our year warranty.
